Field Note001
Research-driven pricing. Modern marketing.
Proven tactics. Serious negotiation.
I started in Toronto residential real estate at Bosley Real Estate under David Fleming, and later at Harvey Kalles Real Estate with Jamie Erlick. That's where I learned the work behind a successful residential transaction — showings, buyers and sellers, marketing, market research, offers, negotiation, and coordinating a deal through to closing.
I then helped launch Keller Williams Legacy Real Estate, which taught me the other half of the business: what it takes to build a brokerage, not just work inside one.
I later moved into commercial real estate at CBRE as a Transaction Specialist, managing complex lease transactions for corporate and institutional clients. I helped negotiate and execute 12+ leases in 10 months, working across tenants, landlords, brokers, property managers, asset managers, construction teams and legal counsel.
Today, my professional work also sits within the broader housing sector, giving me experience with housing programs, affordability, landlords, housing providers, developers, funding, policy, data and compliance.
I've seen real estate from a lot of different angles. I bring all of that experience to the transaction.
Different lenses.
A stronger perspective.
Residential Real Estate
The best possible outcome starts before a property hits the market.
I research the neighbourhood and recent sales. I study the competition. I look at how comparable properties actually performed. Then I build a pricing and marketing strategy around your property and your goals.
From there, I combine the tactics that have always worked — strong presentation, compelling photography, thoughtful positioning, strategic pricing and direct buyer engagement — with modern digital marketing and the tools today's buyers actually use.
And when the offers come in, we negotiate.
Freehold · Condominiums · Investment properties · Pre-construction assignments · Buyer + seller representation
You get the research.
You get the strategy.
You get an agent who is invested in the outcome.
Field Note002 · Pricing
No magic number. No guesswork.
What have comparable properties actually sold for?
What will buyers be comparing your property against right now?
How quickly are comparable properties selling?
What makes yours different — condition, layout, renovations, features, location?
Where should we position it based on the evidence and your goals?
You'll see the research behind the recommendation.
Commercial Real Estate
My commercial experience at CBRE gave me direct exposure to corporate and institutional transactions and the moving parts behind complex leases.
I read page twenty.
Office · Tenant representation · Renewals · Relocations · Expansions · Commercial sales
Operating costs · Escalations · Renewal rights · Restoration obligations · Conditions · Timelines
A lease can look reasonable on page one and tell a very different story by page twenty.
Field Note003 · What I'm building
I've spent years working with contracts, leases, financial information and housing data.
I've also spent years thinking about how much easier these things could be to understand.
So I'm building the tools I wish more people had.
An AI-powered commercial lease analysis platform for tenants approaching a renewal. Upload a lease and identify provisions that deserve attention — renewal mechanics, rent escalations, operating-cost exposure, restoration obligations and other important terms.
Understand the lease you're in before you negotiate the lease you want.
A real estate decision-making platform designed to help buyers evaluate pre-construction opportunities beyond the advertised purchase price. It brings together the purchase agreement, unit and building information, comparable properties, projected costs, financing, incentives, taxes and other factors that can affect the actual economics of a purchase.
Less “Is this a good deal?”
More “Show me the numbers.”
My work in housing has given me another perspective on the market — one that extends beyond the individual transaction.
I work within the housing ecosystem alongside landlords, housing providers, developers, community organizations and government programs. I've worked on housing stability initiatives, affordability, funding, program design, data and policy.
I'm also an Executive Committee Member and Board Director with Eva's Initiatives for Homeless Youth.
Property is physical. Real estate is financial. Housing is personal.
I understand how those pieces connect.
Real estate ↓ Housing ↓ Policy ↓ Community ↓ Opportunity
Where I work
Toronto · Halton · Peel · York · Durham · Peterborough
I'm licensed to trade in real estate across Ontario, with particular experience in Toronto and Peterborough.
If a property falls outside a market where I can genuinely give it the attention it deserves, I'll tell you — and help connect you with someone who can.
Thinking about selling?
Ready now, planning a move in a few months, or simply trying to understand what your property could realistically sell for?
Tell me about the property. I'll do the research. Then we'll talk about the strategy.
